[aisle] Please Help Name this Book

Hi All!I have a 5th grader who is asking about a book that was read to him 2 years ago.  Here is what he remembers: a boy who was born in a leap year, his 2 best friends are a vampire and a werewolf, journal type pages where they record details of new monsters they discover, black and white illustrations, a hideout in a caboose, and something to do with marbles.  Thank you for any help you can provide!!!
